Process
How it works — four steps
From public listing data to a Monday shortlist. Honest about what is estimated and what still needs checking.
-
Identify relevant listings
We watch Oklahoma City and Tulsa inventory that small investors and operators typically care about — new listings, price moves, and days on market — using public listing sources.
-
Estimate income and expenses
Scheduled rent, vacancy, maintenance, management, insurance, tax, HOA when known, debt service, and capital reserves under locked assumptions. Missing HOA is not treated as $0.
-
Explain risks and missing information
Material unknowns (insurance quotes, HOA coverage, historical vs current tax) sit near the numbers. Labels like SKIP or UNDERWRITE are research flags — UNDERWRITE means worth further investigation, not a buy order.
-
Deliver the weekly shortlist
Monday delivery, America/Chicago, while a monthly subscription is active. A mix of public listing data and review — we do not claim every property is personally toured or personally reviewed line-by-line.
What we look at (A–F, plain language)
These are practical checks, not a scientific score with false precision.
- Asking price vs nearby context — how the list price sits against available asking/sold context (Oklahoma is non-disclosure; we do not invent sold prices).
- Rent vs price — whether estimated rent supports the ask under our underwriting rails.
- Tax and insurance load — annual tax and insurance; insurance is often estimated / unverified.
- Seller motivation signals — days on market, price cuts, and listing language.
- Listing text risks — remarks that flag rehab, HOA, or title concerns.
- Data quality — matched rent comps and complete fields; thin or shared comps get docked.
Optional: Advanced Look
Weekly editions are our shortlist — not custom underwriting of your address. Later, eligible Monthly Subscription customers (30+ days paid tenure) will be able to purchase Advanced Look ($5, nonrefundable) for a deeper single-property review. See pricing.
