What is Listing Pulse OK?
A weekly shortlist of Oklahoma City and Tulsa properties with estimated cash flow, the assumptions behind the numbers, and risks worth checking before you make an offer.
Is this investment advice?
No. It is research and estimates only — not a recommendation to buy, sell, or hold.
Can I submit my own address for analysis?
Not through the weekly edition — each edition is our shortlist for OKC and Tulsa. Eligible Monthly Subscription customers (30+ days paid tenure) will be able to purchase Advanced Look for a single submitted property once Advanced Look is available. One Week buyers and new subscribers under 30 days are not eligible. See pricing.
What is Advanced Look?
Advanced Look is a $5 one-time add-on: Clayton Brewer (Oklahoma REALTOR® / expert) personally examines the property you submit and works with the Listing Pulse team to produce a stronger analysis than the weekly brief card. Advanced Look is available to eligible subscribers only.
Who can buy Advanced Look?
Only Monthly Subscription customers who have been subscribed more than 1 month (30+ days paid tenure). Not available to One Week buyers or new monthly subscribers under 30 days.
Why is Advanced Look nonrefundable?
Advanced Look is a single-property analysis. If the analysis shows a weak deal and you choose not to pursue it, that is not grounds for a refund — the work you paid for was the analysis. The 7-day refund for editions and subscriptions does not apply to Advanced Look.
What markets do you cover?
Oklahoma City and Tulsa.
What are the prices?
One Week $9.99. Monthly Subscription $29.99 per month. Advanced Look $5 one-time per property (eligible monthly subscribers only).
When do editions arrive?
Every Monday while a monthly subscription is active, America/Chicago. A month of billing is not exactly four issues.
Why does the free sample show negative cash flow?
Because that is what the numbers say after HOA and tax. We withdrew an earlier misleading +$78 figure that omitted HOA and used a lower tax. SKIP means skip — a cheap list price is not a good rental by itself.
What does UNDERWRITE mean?
Worth further investigation — not a buy order. The sample card is SKIP.
Do you personally review every property?
No. Editions use a mix of public listing data and review. We do not claim every property is personally toured.
Does buying the research make Clayton my agent?
No. Buying research — including Advanced Look — does not create an agency relationship. Agency work, if you want it, runs separately through Block One Real Estate — see the agent page.
Can I see a sample first?
Yes. See the sample card on this site, or request a sample and we will send you one current on-market property, broken down with the same assumptions, caveats and as-of date as the paid edition. One property per request — not the full edition or watchlist.
How do refunds work?
7-day refund via support@listingpulseok.com for One Week and Monthly Subscription. Advanced Look is nonrefundable. Details on the refund page.
